I'm not real knowledgeable about RX8s, but this looks like (though, could be too good to be true) a steal, and could possibly be fixed pretty cheap. If I had the cash, I'd look into it for sure.

Apex seals are blown. At 113k, it probably has already been rebuilt once. You could gamble with a junkyard motor, but you'd probably be best off having a reputable rotary shop like Pettit rebuild it, which isn't cheap.
